Commercial HVAC in Rockford
We repair and replace heating and cooling equipment in small commercial buildings: rooftop units, gas unit heaters and split systems. Older buildings often carry years of patched wiring and discontinued parts. We trace what was done before, fix the real cause and give you a written quote first.

Heating and Cooling for Small Commercial Buildings
Commercial equipment works harder than residential gear. A rooftop unit over a busy storefront may run a fan all day to meet ventilation needs, and a shop heater cycles every time an overhead door opens. That duty cycle wears out contactors, blower bearings, belts and igniters faster, so we start every call by testing those parts.
Many buildings around Rockford have outlived two or three owners and as many service companies. We regularly find jumpered safety switches, mismatched replacement motors and units still charged with R-22, a refrigerant no longer produced. We explain what we found and why it matters, then lay out repair and replacement options with honest pros and cons so you can plan around your budget and your lease.
Our commercial work covers equipment repair, equipment replacement and scheduled upkeep. We do not offer ductwork, so if a problem sits in the duct system we will tell you plainly.
What Our Commercial Service Covers
Rooftop unit repair
We diagnose packaged rooftop units for cooling, gas heat and controls, including economizer dampers that stick open and pull in hot or freezing outside air.
Gas unit heaters
We service hanging unit heaters in shops and warehouses: inducer motors, flame sensors, gas valves and cracked heat exchangers. A cracked exchanger can leak carbon monoxide, so we inspect it on every heating call.
Split systems and storefronts
Many offices and small retail spaces run a split system much like a house. We repair condensers, furnaces and air handlers and match replacement parts to the original specs.
Controls and thermostats
Old mercury thermostats and miswired time clocks waste energy and run equipment overnight. We replace them with programmable controls set to your business hours.
Equipment replacement
When a unit is beyond sensible repair, we size the new one, handle the permit and coordinate a crane lift for rooftop units when needed.

Signs Your Building's System Needs Attention
- Some zones never feel right
- A back office that stays hot while the sales floor is cold often points to a failed damper, a weak blower or a unit that was undersized when the space was remodeled.
- Breakers trip or contactors chatter
- Pitted contactors and failing capacitors draw extra current. Left alone, they can take out a compressor.
- Heaters short-cycle
- A unit heater that lights, runs a minute and shuts off usually has a dirty flame sensor or an overheating limit switch. Both are warnings, not nuisances.
- Water on the ceiling tiles
- Clogged condensate drains and rusted drain pans on rooftop units leak into the space below, often during the first hot week of summer.
- Rising utility bills
- A slipping belt, dirty coils or an economizer stuck open can quietly raise your power and gas costs for months.
How a Commercial Service Call Runs
- 1
We schedule around your hours
When a unit quits, a technician can come out at any hour, day or night, and we add nothing to the bill for a late or urgent call. Planned work gets booked for a time that keeps your customers and staff undisturbed.
- 2
Diagnosis with readings
We check voltage, amperage, refrigerant pressures, gas pressure and combustion, and look for signs of past repairs. You get photos of what we found.
- 3
Written price, then your decision
Before we pick up a tool, you get the cause, the fix and the price on paper, along with any parts that are slow to source for older equipment. Approve the repair and the amount you paid for the diagnosis comes off the final bill.
- 4
Repair, test and clean up
We complete the repair, run the system through full heating or cooling cycles and clear the roof or mechanical room of old parts and packaging.
What Affects the Cost of Commercial HVAC Work
Commercial pricing depends on the equipment, how hard it is to reach and what previous repairs left behind. We quote in writing before any work starts, and estimates are free on installations and replacements.
- Equipment type and age
- Parts for older or discontinued units can take longer to find and cost more. Systems running R-22 often make replacement the better long-term choice.
- Roof and site access
- Rooftop work may need a roof hatch, ladder setup or a crane for replacement. Tight mechanical rooms add labor time.
- Condition of past repairs
- Bypassed safeties, spliced wiring and wrong-size parts have to be corrected for the system to run safely.
- Permits and timing
- Replacements usually require a mechanical permit and inspection. Work done outside business hours to avoid closing your doors can also affect scheduling.
Commercial HVAC Questions
- What kinds of commercial buildings do you work on?
- We focus on small commercial spaces such as offices, retail storefronts, restaurants and shops. Most of that equipment is rooftop units, gas unit heaters and split systems. If your building runs something larger, describe it on the phone and we will tell you honestly whether it fits our work.
- Our rooftop unit still uses R-22. Can you keep it running?
- Often yes, for now. R-22 is no longer produced, so recharging is costly and leaks keep getting more expensive to chase. We will show you the leak and the unit's overall condition so you can decide whether to repair or budget for replacement.
- Can you work without shutting down our business?
- Most repairs happen on the roof or in a mechanical room with little effect on your customers. When a replacement means turning off heat or cooling for a while, we plan it for slower hours and give you an honest time estimate.
- What if the problem is in our ducts?
- We do not offer ductwork. If our diagnosis points to a duct problem, we will tell you what we found so you can bring in the right contractor, and we will handle everything on the equipment side.
- Will a breakdown late on a weekend cost us extra?
- It will not. Urgent and off-hours calls carry no added charge, so diagnosing a dead unit heater late on a Sunday is billed the same as a visit in the middle of the workweek. That way you can call as soon as something fails instead of waiting for Monday.

Keep Your Building Comfortable and Open
Tell us what the equipment is doing and how old it is. We will send a technician who knows older commercial units and give you a written quote before touching anything.
